Notice Requirements

Nonpayment of Rent
3 days (tenancy < 3 months); 10 days (tenancy ≥ 3 months)
Lease Violation
14 days to cure, 30 days total to vacate
When can the landlord file?
Landlord may file after the notice period expires without cure or payment.
Tenant answer deadline
Tenant may appear at initial hearing; full trial set 7–14 days later if contested.
Hearing timeline
Initial hearing often within 1 week; full trial 7–14 days later if needed.
Lockout / physical eviction
Only the sheriff may execute the writ of restitution after a court judgment.
